Rental value

We will visit your house and provide an accurate and realistic rental value. The property will be advertised and we will provide accompanied viewings of the property.

Selection of Tenant

Before any property is allocated to a potential Tenant, we will obtain an employer’s reference and where applicable, credit references, Accountants’ references, bank references and previous Landlord references.

Tenancy Agreement

It is fundamental to have the correct Assured Shorthold Tenancy or Contractual Agreement drawn up between the Landlord and the Tenant so that each party is fully aware of their responsibilities and commitment.

Preparation of Inventory

A properly drawn up, graded and signed inventory is essential to cover any possible claim arising from loss, damage and dilapidation.


A security deposit, usually equivalent to one months’ rent will be collected from the Tenant at the commencement of the tenancy and held in accordance with relevant legislation.

Check In/Check Out

Photographs are taken of the property when the Tenant moves in and we assist the Tenant with their move. We also arrange the transfer of service companies’ contracts, such as Water, Electricity, Gas and Council Tax to the Tenant at the start of each Agreement. Any meter readings will also be obtained.

At the end of a tenancy, a full property inspection is carried out before releasing the Tenants’ deposit.

Collection of rent

Premier Properties will collect rent on behalf of the Landlord on a monthly basis and transfer it by BACS into a designated account of the Landlord.

Property Inspections

To assist in ensuring that your property continues to be maintained and is being properly cared for by the Tenant, Premier Properties will undertake regular inspections and forward a detailed report to the Landlord.


The Tenant will be instructed to channel all queries regarding the property through Premier Properties thus ensuring that the Landlord will not be unnecessarily interrupted.


We have the services of an excellent maintenance team on board who are ready to help with repairs and maintenance. Agreement will always be sought from the Landlord before any work is carried out at their property.


Premier Properties are able to offer an introductory service to an insurance company, who can provide specialist insurance cover to Landlords and Tenants.

Safety Regulations

We will advise the Landlord on up to date legislation and are able to arrange the necessary annual gas inspections, which will always be carried out by a Gas Safe Engineer.

Professional Indemnity Insurance

There is a code of practice by which Letting Agents should adhere. Premier Properties fully complies with these requirements and is covered by Professional Indemnity and Public Liability Insurance.

Tax Matters

Premier Properties are able to supply an annual rent statement for Tax purposes.
